Is the Breckenridge Real Estate Market Crashing? I’ll start off with what everyone wants to know, and that’s if the market is crashing. The simple answer is no, it’s not. But, there are some changes. Look at the stats below, provided by the Summit Association of Realtors. Take a look at that, read through the blog below to see STR updates and other market opinion comments. Once you have questions about anything you’ve read, please reach out so we can do our best to explain our point of view. “The soaring heights of our market in January 2022 make the 34% drop in the average single- family home price one year later seem dramatic. In Summit County, an average priced home at $1.85 million is down about $238,000 from last month. Prices dropped throughout the first half of 2022, but actually started to rise a bit after August of last year. These are signs of a market settling down,” said CAR Spokesperson Dana Cottrell. Federal Rates and Mortgage Rates One of the things we’ve learned is how the media can affect your perception of what’s happening. The media mentions rising federal interest rates. And, for those not aware, that doesn’t directly mean that real estate mortgage interest rates are rising, although it can have an indirect, sometimes delayed relationship. Inflation and Recession Fears One way the powers that be work is that rhetoric helps fuel fear of a recession and the rising costs of living and practically everything we buy. So, let’s say that in turn, the mortgage interest rates increase, and that can affect buyers, causing them to wait for better, lower we will say, rates to come back. That puts a pause in the market, but that’s only for the buyers that need a loan. Cash buyers are still out there and are very active while there’s less competition. Market Stabilization The word on the street is that this is more of a market normalizing and that’s actually a good thing, as the way the market was operating was not sustainable. Buyers have more options with more inventory and sellers are possibly having to consider lower and / or any offers that come in. Homes Priced Well are Selling There are bidding wars still happening and we’re seeing that competitively priced homes aren’t sitting very long. Homes that have great views, are maintained well or are new are not seeing major price reductions at this time. Older Inventory There are properties out there that seem to be priced a bit too high, as they are on the market longer, and may not have any offers coming in. The market speaks and if you don’t have any action that means something needs to happen to spur movement. Some sellers appear to be ok holding at their price, perhaps as the investors have time and aren’t pressured to sell for any offer that is presented. Buying Strategies Coming in at close to listing price is always a good buying strategy as those coming in too low aren’t being considered and are dismissed. I won’t spill all the beans on how Dina talks with clients as that’s private and each deal is different anyway. What works for someone else may not work for you. Here’s a snippet of what you need to know: There are license caps for various areas of Summit County, and those range from 5% to 18% for the county’s various basins. Note: This only applies to unincorporated areas of the county and does not apply to Keystone or Copper Mountain. There is a cap on the number of individual bookings a short-term rental owner can have per year, and that is 35. There are occupancy limits for short-term rentals in neighborhood areas. You could literally walk across CR 450 and hop on the Flume trails and then connect to others that explore the Golden Horseshoe, or even take the recreation path all the way to Vail, or around the lake. Riders can head up French Gulch and do loops on Side Door, Minnie Mine, X10U8, Turks and the B&B trail. This trail connects with several streets and other trails that connect to the downtown Breckenridge area, as well as other singletrack trails for hours of hiking and biking. A short ride through town and you will able to connect other trails that are found near the Breckenridge Ski Resort and those that even will take you on single track all the way to Frisco. Close to Childcare, Schools and on the Bus Route Families will be able to choose which school their children attend and may be able to use the school bus route that comes through the area. The Summit Middle School is in Frisco, and the Summit high School is located at the intersection of Highway 9 and Swan Mountain Road, which is what you take to get to the Keystone Resort. French Creek Neighborhood Amenities One of the most attractive qualities of this neighborhood is the local homeowner population and its HOA. Snowplowing on streets and driveways is provided by the HOA, an enclosed trash building (safer for residents with no access for wildlife), a clubhouse, tennis courts, a play ground with basketball court, and an aquatics building with pool, two hot tubs and a sauna. The clubhouse is able to be rented and reserved for special events and both it and the pool are only available to homeowners. A playground area includes this structure, as well as a swingset. The neighborhood park has for dogs, soccer or whatever you want, as well as a basketball court. A covered picnic table offers protection from the elements. A group of soldiers from the 10th Mountain Division spread out around Colorado and helped start many of the ski areas that have blossomed into the mega resorts we enjoy today. Back then, it was a different time and many mountain people had a different way of living life. You can listen to a few of the stories in the following video from the Breckenridge Ski Resort. Above Treeline: Chapter One - The Early Days Watch this video on YouTube The History Surprisingly, there’s a connection between myself (Stacy, Dina’s husband) and Breck. Rounds and Porter, the company mentioned below is a Wichita, Kansas company. That’s where I grew up. I moved to Colorado in the summer of 1996 and Dina moved here in 1993. To me, it was funny that Wichita had played a role in the beginning of the ski area and town that I would later call home. The following excerpt is from the Breckenridge Tourism Office blog. Late 1950s – The conception of building a ski resort in Breckenridge began when Bill Rounds of the Porter and Rounds Lumber Company became interested in bringing skiing to the valley. He created an organization called the Summit County Development Corporation led by Claude Martin and Bill Starks. 1961 – After some time, Trygve Berge convinces Bill Rounds that a ski area in Breckenridge could be a good business venture. Berge helps design the ski area and layed out the trail system. The Peak 8 Ski Area opened on Dec. 16, 1961, with one Heron double chair and a midway unloading station and one short learners T-bar. Ticket prices were $4 for an adult and $2.50 for children. Attendance ranged in the neighborhood of 17,000 skiers. Opening Day We are now in the middle of a snowy stretch of early November and many skiers are attending ski swaps, and pre-season screenings of ski and snowboard flicks. This is a great time to reconnect with other kindred mountain folk, hoot and holler at the screen, as scenes from our favorite places pop up. We are also exposed to new locations and far off locales that spur the adventurous to travel in search of new experiences and new mountains to explore. We have our favorite lines on our backyard hill, and we’d be happy to show you around when you work with us. We are happy to share that the Breckenridge ski resort is opening on November 9, 2018, this Friday. Locals are treated to a seasonal coffee mug promotion at various coffee shops around town on Thursday, called Wake Up Breckenridge! If you are able to ski more than 3 or 4 days it makes financial sense to purchase a ski pass. We add on 10 days at Vail and Beaver Creek for an additional $50 dollars. If you can go only one day to either of those resorts, it’s worth it. The back bowls of Vail are unreal, and the trees at “The Beav” are amazing. Blue Sky Basin at Vail is a lot of fun too. But, in Breckenridge, we usually start off with at least one, maybe two or three top to bottom runs on Peak 8. That might differ this year, as we are getting an abundance of early season snow. Ski patrol will evaluate the runs and make sure it’s safe to open. As the season progresses, the snow makers will blow snow on the runs adjacent to what’s open and go left and right, expanding the terrain. Ski Resorts Already Open Loveland and Arapahoe Basin are already turning their chairlifts and happy skiers and snowboarders have been riding for a few weeks already. However, the winner this year was Wolf Creek Ski Area. It was the first to be able to open up. The diehards were there and can now be found in the resorts in Summit County. Perhaps it’s the clean mountain air, or wide open spaces, but there’s no denying the therapeutic benefits of spending time in nature. And, if you’re an avid outdoor sports person, the options available in the high mountain towns of Summit County are a dream come true. A short drive from Denver and airhub, Denver International Airport makes the trails and ski resorts an outdoor mecca. Summit County is home to the most active population in the U.S. From weekend warriors to world-traveling adventure racers, Summit County is home to a wide mix of outdoor enthusiasts. Some are early risers and hit the trails early, while others will don a headlamp and exercise at night. Skinning is a popular pre-work activity for those 9-5 workers who can’t ski during the normal lift operating hours. Or, it’s simply when they choose to ski. Summit County’s life expectancy is the highest in the nation, according to a study published Monday in the Journal of the American Medical Association.
