How to Buy a Property in Breckenridge, Colorado Posted on June 23, 2021 - 12:18 pm by Stacy Sanchez How to Buy a Property in Breckenridge, CO Today’s post is all about How to Buy a Property in Breckenridge, CO. If you’re not into reading an entire article, then go to our SEARCH MLS page and being your hunt for the perfect home! Yes, I’m sure you’ve heard about how tough it is to purchase a home in in Summit County, and if you haven’t, well, let’s just start by saying it’s a seller’s market. What does that mean? Well, that means that the supply is limited and buyers are choosing between limited properties and they are going for full or over listing price. CLICK HERE TO SEARCH THE MLS CLICK HERE TO SEARCH THE MLS We briefly covered this market in the Market opinion blog earlier this year, and you can find that by clicking here. The “great COVID migration” is what has been fueling this buying surge in the mountains. Everyone has realized how important lifestyle is to their everyday living and have chosen a mountain environment near Breck as their stomping grounds. Remote working near the Colorado ski resorts allowed some to live the dream of being able to ski when they could, and / or being able to purchase something that their family could enjoy while having to go to school and work remotely. Families realized that they didn’t want to be in their current situations and were able to secure an opportunity to live their dreams. Searching Available Properties and Homes in Breck Finding the right home for your family isn’t an easy task right now. The simple reason is a lot of families don’t know where to start, or what the true market is like when you get to the negotiations and putting together an offer that won’t be ignored. The first thing most will do is a simple web search to see what pops up. Unfortunately, there are many out of date web portals that share off market listings and information that may be misleading. This makes it confusing and disappointing when clients reach out and are excited about a property they found, only to discover it’s off market or has already been sold. Finding the Right Neighborhood to Fit Your Lifestyle Some families want a ski-in ski-out property to fully maximize their time while on vacation. It does take a few more minutes to drive to town, park, and hop on the bus to get to the resort. Others prefer to be further out of town where it’s a little more quiet and secluded and don’t mind the drive so that they can return to their solitude amongst the forest trees. We have been in almost every neighborhood in the Summit County towns of Breckenridge, Copper Mountain, Dillon, Keystone and Silverthorne and know what trails and amenities are nearby. That allows us to match listings with the wants and needs of families looking to move to a home that meets most or all items on their checklist. CLICK HERE TO SEARCH THE MLS List of Breckenridge Neighborhoods Below is a list and a quick summary of Breckenridge neighborhoods. I’m going to save the neighborhoods in other towns for another post. Breckenridge, Colorado Real Estate Market Opinion – Winter 2021 Posted on February 10, 2021 - 4:06 pm by Stacy Sanchez Breckenridge, Colorado Real Estate Market Opinion – Winter 2021 This article is going to give our opinions on the Breckenridge, Colorado Real Estate Market Opinion for Winter 2021. There are lots of homes being sold and bought in resort towns near the ski areas and it’s an aggressive market to say the least. You need to act sooner than later, because homes are going under contract in record breaking days. The Summit County Real Estate Market is hotter than ever, and I’ve included a link below to a recent article that describes current conditions. Click here to see an article from the Summit Daily News: Summit County real estate sets all-time record in 2020 at more than $2 billion “With remote work becoming the norm during the pandemic, individuals seeking a mountain lifestyle caused a surge in Summit County’s luxury housing market.” Downtown Breckenridge – View from investment property we helped buyer find. Dina and Anthony after cutting down a Christmas tree near Breckenridge. Who is Mountain Habitat Breckenridge Real Estate? We are a husband and wife team that has lived in Summit County since the 90s. We are from Kansas and New York and have been in the retail and service industries and have ran businesses together in the past. We understand that operating an investment property is a bonafide business endeavor and can guide new homeowners on what needs to be done to successfully evaluate potential properties for this purpose. New build in the Highlands Neighborhood in Breckenridge. Summit County Real Estate Inventory Update Overall, the inventory is low and in the real estate community the brokers are constantly asking about anything new coming up in almost all neighborhoods. If you don’t know which neighborhood is best for you and your family, then we suggest a phone call to discuss the possibilities. We usually have an introductory phone call to discuss family goals and what your favorite outdoor pursuits are, so that we can best match those with the properties that best fit those needs. Lake Dillon When we talk to families and some tell us that they are just getting started in their search, they mention how they would like to send us a few listings to discuss with plans to see them when they come out in a few months. However, we tell them that more than likely these listings will be under contract by then. Make a plan to keep an eye on the current listings and then as families get closet to their time of visit, let us know which are the best fit for their needs. Or, we can do this for you. Just let us know which you prefer. Some owners like doing the research themselves, while others don’t want to. Real Estate Technology, Websites and Social Media Those researching real estate listings in Breckenridge may use a site called Zillow, or even Realtor.com. The problem with some of these sites is that they may not reflect current listings. Some show out of date listings that are either already closed and sold. That’s fine if you want to use them, just double check with a true realtor that can access and research the local MLS. We have a search feature available, please click here to SEARCH BRECKENRIDGE HOMES FOR SALE Helping a family look at current listings on the Breckenridge area MLS. We post to Instagram, Facebook and write these blogs (although not as frequent as our social sharing) for clients to explore images and videos related to Summit County Real Estate and properties. We also are very responsive as clients find listings online and aren’t around to see it themselves and ask for assistance. What we then do is visit the property and shoot a private walkthrough video for them. Dina will talk about the home in the video and give suggestions and feedback on the home. Hiking near Breckenridge This way, clients can get a better feel for the property versus just images. Investors are purchasing sight unseen, meaning they are closing deals without having set foot on the property. However, using today’s technology, you can gain a lot of perspectives on the homes and the neighborhood they’re in. You can use Google Earth and Street View to look around the neighborhood from a bird’s eye view. You can use a Matterport type tour to move around the home and look around. Summit County Real Esate Lots of families are exposed to the Breckenridge Ski Resort, but don’t realize how many other towns are nearby and may be a better fit. Those towns include Frisco, Copper Mountain, Dillon, Keystone and Silverthorne. Christmas Eve XC Ski Tour The image below is from one of the houses on the ridge that you can see as you descend Swan Mountain Road going towards Keystone. The cliff top houses overlook Lake Dillon and can see boats and amazing mountain views. Views of the Gore Range from a home overlooking Lake Dillon. New Construction and Building a Home in Breckenridge Land is getting harder to find near Breck and in Summit County.
