Another article from The Colorado Sun, What’s Working: More home sellers cutting for-sale price in metro Denver, Colorado Springs, gives a reference point for how much the price cuts are for the housing market. Overall, the median cuts are minimal and less than 5%. Denver and Fort Collins both were below the national average for the median size of price cuts. But both places are increasing. The median price cut in Denver was 2.7% in June, compared with 3.3% nationwide. In spring 2021, Denver’s median price cut was 2.3% while the U.S. was 2.9%. Denver was also at a historical low when it came to the number of listings with price cuts at only 6.1% of houses. Inflation and Interest Rates We all have been hearing the constant doom and gloom of the possibility of a major recession next year and the rising interest rates. However, this has yet to play out, while certain areas of the economy can be considered in a recession already. Some experts have even backtracked saying that we might have seen the worst of inflation already. While some buyers seem to know what’s going to happen with the market and seem happy to wait until the market falls, I would be leary of that. Prices Unlikely to Drop Significantly Another reason to believe that the Summit County Real Estate market is insulated from any major market crashes is an article titled, 2023 FORECAST: Colorado home values to increase in 14 markets, decline in two, where it says that there may actually be a 4.1% INCREASE in overall property values in the Breckenridge area. Think Again” explains a bit more about the throught process about why no major declines in prices will occur. “. . .we’re still well below normal levels of inventory and that’s why even with the pullback in demand, we still see house prices appreciating. While there is more inventory, it’s still not enough.” As a result, experts are projecting a more moderate rate of home price appreciation this year, which means home prices will continue rising, but at a slower pace. That doesn’t mean prices are going to fall. As Selma Hepp, Deputy Chief Economist at CoreLogic, says: “The current home price growth rate is unsustainable, and higher mortgage rates coupled with more inventory will lead to slower home price growth but unlikely declines in home prices.” Is it Still a Sellers’ Market? Of course, you can look at big trends and some indicators that may lead to generalized actions in urban areas, but living in the mountains has taught me that those kinds of articles and videos don’t apply to the mountain communities. My opinion was recently reflected in the video from Graham Stephan, says that buyers may simply be doing the same, reading and watching, and holding off to see what happens through the beginning of the year. Then, they will know what happened with elections and which direction policy may be heading and how it could affect their assets, investments and how to move forward. 4 Reasons Why it’s Easier to Buy Now than 6 Months Ago You Have More Time To Make a Decision – Previously you had to make an offer immediately or after one showing. There are More Options – 6 months ago there was less inventory and you had to settle for what was available in the market. Best Trails to See Aspen Trees near Breckenridge Posted on October 6, 2022 - 12:53 pm by Stacy Sanchez Fall Hiking in Summit County This post is a sampling of options and my opinion on what just may be the Best Trails to See Aspen Trees near Breckenridge. After a summer full of rain, the fall colors in Breckenridge have arrived later than usual. I first moved to the high country in 1995 and have noticed that the fall colors tend to peak around the middle of September each year. The leaves are not guaranteed to peak at that time, and several weather factors and events can play into their longevity and brilliance. For example, one year an early snowstorm fell for a few days and the majority of the leaves turned brown and dropped rather quickly. I’m not exactly sure of the science behind why that is, but it is early October now and the colors are still spectacular. And, we have haven’t had any major weather events to hasten or expedite the color change. Regardless, I’m writing this blog, noticing our web traffic has increased on an older blog, Aspen Trees in Breckenridge, Colorado, and thought it was time for an updated blog that shows off some of my newer pics and videos. You can expect many trail users along the way as you explore the forest. Please be alert, as mountain bikers or fast runners could be coming down hill and around blind corners at any moment. Take the ten essentials for any outdoor outing in the high country terrain. Ready for the suggestions? Ok, here they are. Boreas Pass Road and Aspen Alley These two fall classics are the top two in this line up. And, they will be busy. Start your day at the Breckenridge Troll, Isak Heartstone, near the Stephen C. West Ice Arena and Rotary Snowplow Train Park. Take your pics with the troll and get back in the car and take a drive up the old railroad line that is now Boreas Pass Road. You’ll pass the trailhead parking (another great hiking option, but not so many aspen on that section as Aspen Alley) and after a short drive, you’ll arrive in a spectacular setting of panoramic views of the Ten Mile Range, a fabulous tunnel of aspens, and you can continue to the summit of Boreas for a few moments in the alpine. Boreas Pass Road Aspen Alley in Breckenridge, ColoradoWatch this video on YouTube Little Mountain A new reroute climbs the north face of the hill side and is quite rocky and includes some advanced terrain, meaning high steps in spots that may require the use of hands and feet at the same time. Once you arrive at the top, you will be able to enjoy almost 360 degree views of the surrounding area. To the south is the Blue River valley towards Hoosier Pass, Baldy Mountain to the east, the Breckenridge Ski Resort and Ten Mile Range to the west and to the Williams Fork Valley to the north. Hoosier Pass Drive south of Breckenridge and arrive at Hoosier Pass, and you’ll have passed Quandary Peak, a 14er (14,265 foot peak) and will have a few choices to explore fall views from an alpine perspective. For something different, keep going south to explore the towns of Alma and Fairplay. Look for Otto’s food cart in Alma, or continue on to explore the eateries near historic South Park City, like Casa Sanchez. Lomax Placer For a quick and easy access walk around historic buildings and trees, the Lomax Placer Mine Site has some old cabins. You can find it right off of Ski Hill Road, just past the skiers bridge that crosses overhead. There is a parking lot for easy access too. Park and take some nice pics with the family! Lomax Pacer Mine French Gulch Trails Drive up Wellington Road from Main St., and take the right when the road forks. Continue past the Country Boy Mine and choose between three trailheads, the B&B, the Reiling Dredge and the Sallie Barber Mine. Numerous loops, out and backs and connections offer multiple options for leaf peepers. Fall Hikes around Lake Dillon Seeing the water and trees together is a special treat and one easier hike is the Old Dillon Reservoir, right off of the Dillon Dam Road. Also, look up the Frisco Peninsula trails , Rainbow Lake and the Dillon Nature Preserve for airy views across the lake. Lily Pad Lake Trail The parking is on a frontage road near the eastern Frisco I-70 roundabout on/off ramp, and that leads up and through some tall and amazing aspens where you can arrive at a family favorite, Lily Pad Lake. Montezuma Road Take the right fork towards the Gondola parking lot at the Keystone Resort and head up Montezuma Road for a scenic drive up to quirky and colorful town of Montezuma. Lots of aspen trees line the drive that some opt to bike instead of drive. Jeeps and OHVs park at the far end of town and continue up to higher alpine roads that criss cross the landscape. Sledding and Tubing in Summit County, CO Posted on January 12, 2022 - 1:51 pm by Stacy Sanchez Sledding Hills in Breckenridge Planning a family ski trip to vacation this winter in Breckenridge or Summit County? If so, then you’ll want to bookmark this page to make the most of your time and mix it up. What I mean is, skiing is hard work and can be tiring, so it’s good to take a day off to rest the legs, or you can visit these sledding hills before or after your time on the hill. Whatever you choose as your agenda, you’ll be pleasantly surprised at the different choices for free and paid options to sled around the county. We’re going to start with the sledding options in The Kingdom. Of course, the weekends are busier, so if you have a choice, I’d say go early or go late and expect some sleds in community “take one, leave one” type set ups, but those could all be taken or even broken, so don’t rely on those. If you’re staying at a rental property, I would ask your host if there are sleds on site to borrow, or if you’ll need to purchase your own. If you need to purchase some quickly, the small, but expensive, grocery store near the post office is the closest option. Next would be the City Market near the gondola. Over in Frisco is Walmart and in Silverthorne is Target. Equipment List Whether you go to Breck or somewhere else, your day will be much more fun if you bring the following items. BACKPACK – to carry on the hill, or just leave it in the car if it’s relatively close by to get to. SNOW CLOTHES – to wear while sliding down the hill. You’ll get hot walking back up, so a ball cap with a brim and a hooded jacket is my headwear of choice.EYE PROTECTION – to shield your eyes from UV and from flying snow when you put your feet down to slow down / steer. Goggles or sunglasses work just fine. Maybe stash a glass cleaner cloth in your pocket to wipe off snow. GLOVES OR MITTENS – to keep your hands warm. Bring an extra pair because these will probably get wet and cold.BOOTS – these should be waterproof or be prepared to have cold feet. You can wear normal shoes, but you will be more comfortable in snow specific footwear. SUNSCREEN AND LIP BALM – to protect your exposed skin from the wind and sun.SNACKS – stash any food you don’t want to freeze in an inside pocket to keep warm. THERMOS – of hot chocolate goes a long way on keeping the little warm and energized for the day. Carter Park The classic and most popular sledding hill in Breck. Parking is limited so be prepared to walk from town, if you’re staying nearby, or be patient as cars come and go. We did about 8 runs before heading to this park, which was considerably less busy. We must’ve hit it just right, as it got busier as we finished up, which was close to when the ski lifts closed. Other sledding in Breckenridge – Country Boy Mine Sledding at the Country Boy Mine is also new, and is a privately owned company, and is not affiliated with the Town of Breckenridge. What they do offer looks amazing and super fun! I cannot attest to this experience, but here’s a video I found that shows what it may be like. It will go over considerations and questions to ponder when deciding upon a vacation rental company to take care of your investment. There are close to fifty property management companies near Breck in the Summit County area. Each one operates differently and there is no standard for operations. The author of this article, Stacy Sanchez, was originally introduced to the world of property management when a neighbor had a frozen pipe burst and then asked me to walk through his house on a regular basis to monitor the pipes. I decided to do this as a favor at first, but then realized I had to dig out his walkway and maintain access to the home as well. The problem with some of these sites is that they may not reflect current listings. Some show out of date listings that are either already closed and sold. That’s fine if you want to use them, just double check with a true realtor that can access and research the local MLS. Hiking near Breckenridge This way, clients can get a better feel for the property versus just images. Investors are purchasing sight unseen, meaning they are closing deals without having set foot on the property. However, using today’s technology, you can gain a lot of perspectives on the homes and the neighborhood they’re in. You can use Google Earth and Street View to look around the neighborhood from a bird’s eye view. You can use a Matterport type tour to move around the home and look around. Summit County Real Esate Lots of families are exposed to the Breckenridge Ski Resort, but don’t realize how many other towns are nearby and may be a better fit. Those towns include Frisco, Copper Mountain, Dillon, Keystone and Silverthorne. Breckenridge Real Estate Investment Analysis for 2020 Posted on November 14, 2020 - 3:50 pm by Stacy Sanchez Colorado Real Estate and Property Investing The purpose of this blog article is to provide a Breckenridge Real Estate Investment Analysis for 2020 for prospective owners of Summit County property. We get lots of calls from families around the country looking to purchase a condo, or even a single family home as part of their investment strategy in such a volatile time in the stock market. One thing that has proven successful is the valuation of high country homes and real estate. And, with the COVID-19 situation on hand, the demand has only sky rocketed. Summit County 2020 real estate sales surpass $1 billon as Realtors see record-breaking September A recent article in the Summit Daily News has listed September as a top-producing month for realtors in the Breckenridge area. This is not surprising as many people are able to remote work right now and are pursuing a mountain resort lifestyle, which they perceive to be beneficial to overall health and well being. As longtime locals, Dina and I are able to share our favorite local trails and outings with new home owners. We are also able to discuss the nuances and benefits of each town and neighborhood. We have lived in the area for close to 30 years and can give suggestions for properties that fit each client’s needs and desires. According to Land Title Guarantee Co., which compiles data from recorded deeds at the Summit County Clerk and Recorder’s office, September’s sales volume was up 87% from what was seen in the same month last year, and it’s far beyond every September since 2008. The September numbers are on top of what has been a crazy busy year for those in the real estate business. Total year-to-date sales have surpassed $1.3 billion Understanding Short Term Rentals in Breckenridge and Summit County Once the property is under contract is headed towards closing, we can guide clients to the proper authorities within each town for Short Term Rental (STR) guidelines. Each town has its own specific rules, although they are mostly similar. As it is technically a business accruing income revenue from guests, there is a business license required by the Town of Breckenridge (TOB). Click here to go to the page for STR’s within the TOB. And, another quirk around here is that the town limits are not clearly defined with linear straight lines. They zig zag around neighborhoods, some opting in to be considered with the town’s limits, while others that do not are then consider county and have to adhere to the county guidelines for STR’s. If all of this is confusing, I won’t deny, it can be. But, that’s where we come in to help answer questions as I (Stacy, Dina’s husband), have been a professional property manager for companies that manage HOA’s for condos, apartments and townhomes. I have also acted most recently as the Operations Manager for a vacation home rental company and oversaw 80+ large luxury homes in the Breckenridge area. With that background, I can speak from experience when discussing HOA responsibilities and possible scenarios that owners may have questions about. I may also pose situations that may not on the minds of clients, as they wouldn’t think of certain maintenance requirements and scheduling that are left to owners and which are left to the HOA. Responsible Party Addressing STR Guests in your Breckenridge Real Estate Investment One item that is important for both owners, neighbors and guests is that each unit must have a dedicated “Responsible Party” that can address emergencies. What this means is that someone must be made available, within one hour, to assist guests, neighbors or HOA with concerns of the staying guests. Some owners choose to do this themselves, while others opt to pay someone else to do it. Property Management Options and Pricing Tiers Owners looking to keep expenses down have the option to have much involvement, cutting down pricing to as low as 10%. Others want to be “hands off” and can expect to pay for that service, as much as 40-50%, in some instances. There are many property management companies in Summit County, as many as 50 or more and it can be hard to determine which direction to go with your Breckenridge Real Estate Investment. We know and understand that these properties are essentially run as a business and can discuss expenses and revenue strategies that will ultimately benefit the owner. An easy way to check out the trees is to simply drive or mountain bike up the main road. Single track trails line both the north and south side of the valley for exploring. One night near Salida and another night at Steamboat. We took our bikes to Salida and then soaked in the hot springs. At Steamboat we did a long hike to Fish Creek Falls. We sat outside on the large deck at Aurum and felt safe, with river views of the Yampa. We are advocates of being as safe as possible, and we do adhere to the strict mask and gloves protocols when previewing and showing properties to clients in Breckenridge, Copper Mountain, Dillon, Keystone, Frisco and Silverthorne.
