For the right buyer, this is not just a home near Breckenridge. It is a true Colorado mountain retreat with everyday function. Why Buyers Looking Near Breckenridge Are Considering Fairplay A lot of buyers start their search in Breckenridge, Frisco, Dillon, Keystone, or Silverthorne. That makes sense. Summit County has skiing, trails, restaurants, events, and the energy of a resort market. But not every buyer wants to live directly in the middle of that pace. Open main living area connecting the kitchen, dining space, deck, and living room. Fairplay offers a different feel. It is quieter, more spread out, and a little more rural. For buyers who want acreage, views, garage space, room for animals, or just more privacy, Fairplay can be a smart alternative to Breckenridge. The drive over Hoosier Pass keeps Breckenridge within reach, while Fairplay gives you a place to come home to that feels more relaxed and grounded. Functional kitchen with large island, wood cabinetry, and warm mountain finishes. For a deeper look at the area, visit our Fairplay, Colorado community page on Mountain Habitat and watch Dinaโs Fairplay video, Hidden Gems Revealed: Alma and Fairplay, Near Breckenridge, Colorado. Practical mudroom entry with a built-in bench, wood trim, and everyday storage. A Fairplay Colorado Home with Nearly 7 Acres in Silverheels Ranch One of the best parts of 36 Iron Mountain Road is the land. With 6.85 acres, the property gives buyers the kind of space that is hard to find in many resort-town neighborhoods. You have room for animals, gear, hobbies, guests, outdoor storage, and simply enjoying the setting. Covered hot tub area with open mountain views and a quiet rural setting. The property includes open views, aspen trees, corrals, sheds, and usable outdoor areas. The deck and outdoor spaces make it easy to take in the big sky, changing seasons, and quiet mountain air. In the fall, the aspens should be beautiful. In winter, the home becomes a quiet retreat after a ski day. In summer, the location connects easily to hiking, fishing, biking, rafting, and long evenings outside. This is the kind of property that gives you more than a place to stay. It gives you room to actually live the mountain lifestyle. Guest-friendly bunk room suited for family, visitors, or second-home use. A Warm Mountain Home with Natural Light and Flexible Living Space Inside, the home feels warm and comfortable without feeling dark or heavy. The vaulted wood ceilings, skylights, large windows, and open living areas bring in natural light and mountain character. The living room, kitchen, and dining areas connect nicely, making the main level feel easy for gathering. Whether you are here full-time, using the home as a second property, or hosting family and friends, the layout works for real life. The home also has flexible spaces that could work for guests, remote work, hobbies, overflow sleeping, or just giving people a little separation when the house is full. That matters. Mountain homes are often asked to do a lot. They need to be relaxing, practical, and ready for people, pets, gear, weather, and extended stays. Primary bedroom with window seat, aspen views, and rustic mountain furnishings. A Mountain Home with Fiber Internet, Garage Space, and Everyday Function One of the strongest practical features of 36 Iron Mountain Road is that it offers a rural mountain setting without giving up important modern needs. Fiber optic internet is a big deal here. For remote workers, business owners, second-home owners, or anyone who needs reliable connectivity, this is not a small detail. Internet quality can vary a lot in mountain and rural areas, so fiber internet adds real value. The heated 3-car garage is another major plus. Colorado mountain living comes with gear: skis, bikes, tools, vehicles, trailers, fishing equipment, camping gear, winter supplies, and everything else that seems to multiply once you live here. The mudroom, laundry area, mechanical space, storage sheds, and outdoor structures add to the overall function. This is not just a pretty mountain home in photos. It is a property designed to be used. Quiet deck setting with aspen trees, open sky, and room to take in the views. Who Is 36 Iron Mountain Road in Fairplay Best For? Not every buyer looking near Breckenridge wants to be directly in a resort town. Some buyers want more land, more quiet, easier access from Highway 285, and a true Colorado mountain setting. 36 Iron Mountain Road is especially well suited for three types of buyers. 1. A Remote Worker Looking for a Mountain Home with Acreage and Fiber Internet For a remote worker, business owner, or full-time mountain resident, this Fairplay property offers a rare mix: privacy, acreage, mountain views, and fiber optic internet. This buyer may be looking for a home where mornings start with coffee, views, and quiet instead of traffic and noise. With nearly 7 acres, flexible living space, and room for a home office, guests, gear, or hobbies, 36 Iron Mountain Road supports a real work-from-the-mountains lifestyle. It feels tucked away, but it still works for modern life. 2. A Breckenridge Skier Who Wants a More Rural Colorado Mountain Lifestyle For buyers who love skiing Breckenridge but do not want to live directly in the middle of a resort town, Fairplay can be a smart fit. 36 Iron Mountain Road keeps Breckenridge within reach while offering more land, more privacy, and a quieter home base. Fairplay has a grounded mountain-town feel with a mix of ranch families, longtime locals, outdoor-minded residents, artists, and some old-school Colorado character. It is close enough to enjoy Breckenridge skiing, dining, and events, but far enough away to feel like you have truly stepped back from the resort pace at the end of the day. 3. A Colorado Second-Home Buyer Looking for Skiing, Rafting, Hot Springs, and Year-Round Adventure For a second-home buyer, 36 Iron Mountain Road sits in a very usable Colorado adventure corridor. Breckenridge skiing is nearby. Denver is still within reach. Buena Vista and Salida open the door to rafting, hot springs, hiking, biking, fishing, and year-round mountain recreation. This buyer is not just looking for a ski condo. They are looking for a Colorado basecamp with space, privacy, views, and access to more than one kind of adventure. From skiing in Summit County to rafting on the Arkansas River to soaking in nearby hot springs, Fairplay offers a strong middle ground between resort access, rural quiet, Front Range convenience, and the bigger Colorado lifestyle. Open living, dining, and kitchen layout designed for gathering and everyday comfort. Build Your Dream Home: 11 Kimmes Lane – Land for Sale in Breckenridge, CO Posted on October 9, 2024 - 3:59 pm by Stacy Sanchez Land for Sale in Breckenridge, Colorado – 11 Kimmes Lane This piece of heaven lies just south of the downtown Breckenridge historic district, but is technically unincorporated Breckenridge. This lot is listed at $295,000 and is 0.5 acres. You can find the Zillow listing below. 11 Kimmes Ln on Zillow The image above shows the lot with price in red, as seen on Zillow (with North to the top of the image). I went to Google Earth and took quite a few screenshots that will help you understand where this piece of land resides. I also went up to the site and took a few pics, but there isn’t anything there but some super tall tress and the dirt itself. You can see a top down in the picture below, in the same orientation as you would approach the lot from a vehicle, heading south. One of the primary reasons that a buyer would be attracted to this spot is this large empty parcel next to the lot that is owned by the Town of Breckenridge as Open Space and behind that is National Forest. Build Your Dream Home – Land For Sale in Breckenridge This listing is for land only, and you will need to conduct the necessary steps to ensure that proper building protocols and permits are adhered to. I would advise reaching out to both county, state and the local municipality to doublecheck everything. Summit County Building Department Town of Breckenridge The image above is looking to the west after you step onto the lot. The image below shows a bit to the south / southwest. There are wetlands on the lot and that will need to be researched before any permits are issued or building takes place. NorthStar Village Neighborhood This lot is in the Quandary Village Subdivision, also known as Northstar Village. As you enter the neighborhood, two large mountains loom in the distance to the west, Northstar and Quandary Peak. After a short drive south out of town, you’ll start to head up Hoosier Pass. You’ll pass a few curves and then turn to the north to the entrance and after two left turns, you’ll be at the cul de sac where you’ll find 11 Kimmes Ln, Breckenridge CO Land For Sale. You can see the entrance sign above, which is just to the left as you turn rigth and start to drive up towards 11 Kimmes Lane. When I went to take these pics, there was a moose in the willow bushes behind the sign, about 100 feet away. I quickly took my pics and got out of there. If you are unaware, there are several moose in the Breckenridge area and can be unpredictable. Please give them space and use caution when you see one. Please keep dogs on leashes Privacy and Convenience to World Class Amenities The family or person that purchases this lot to build their home on realizes that this special location offers both privacy and convenience. The large mature trees on the lot provide a privacy not found in the downtown area of Breckenridge. Many prefer that “cabin in the woods” over an active and sometimes loud mix of residential and commercial. For those that do, we have a listing at 208 N Ridge St., which offers downtown living in the heart of the historic district. 208 N Ridge St – Zillow Link Once you’re used to the drive, it’s shorter than driving all the way over Hoosier Pass to Alma or Fairplay. And, you’re still close to Breckenridge, which has the famous ski resort, and because of that, the little town of Breckenridge has many nice upgrades and amenties avaiilable to locals and tourists. Look up the recreation center, the ice rink and golf course to see what’s nearby. Breckenridge Ski Resort and Proximity to Colorado Ski Areas It has been called “America’s Favorite Ski Town” and has made numerous top ten lists and is otherwise a very popular ski area. The Breckenridge Ski Resort has five main peaks that stretch into town and offers different levels of skiing and terrain for all types of skiers and snowboarders. You can drive into town, park and then ride the bus or gondola up to the chairlifts. Other nearby options include the Keystone Resort, Arapahoe Basin, Copper Mountain, and just over Vail Pass are Vail and Beaver Creek. These are all world class mountains and ski areas that provide a lifetime of choices and opportunities to explore, ski and have fun. Summit County Real Estate If you’ve made it this far into this blog, that means you’re invested in exploring options and to learn about options in Summit County Real Estate, including 11 Kimmes, land for sale in Breckenridge. If you start to research and find that this lot isn’t the best fit for you or your needs, then please contact us using the Contact Page or the form below to start a conversation about finding your best location to live the lifestyle you want. We usually start with location being the number one variable. Once we have the kind of home you want, meaning you want the cabin in the woods, or a home near water where you can enjoy your paddle board every morning, then we can help you figure that out. We’ve been in the area since the mid 1990s and know almost every nook and cranny in this area. We used to run a floral and even planning company back in the day (pre-Google Maps) so we had to learn how to get around and to find where houses were, meaning we have intimate local knowledge that has taken decades to acquire. We can tell you more that about that chapter at another time. Neighborhood Drive If you come from the south, you’ll drive over Hoosier Pass before dropping down into Summit County proper, and you’ll find the entrance to the Northstar Village shortly after you see all the way to the north by Silverthorne. The images below show the road as you approach the lot, followed by images from the road as you leave the lot and head down towards highway 9 to head south over Hoosier Pass or to the north for the Town of Breckenridge. Contact Dina Sanchez for Information and a Private Showing This lot has views of the Continetal Divide to the east and is a prime location for living the dream life near Breckenridge. You can xc ski, snowshoe, mountain bike or hike right out your front door. Explore Hoosier Pass, or the trails of Breckenridge. Keystone Resort A lot of folks know about the Breckenridge Ski Resort, but not everyone wants to live in one of the busiest ski towns in Colorado. In fact, the setting of this home is quite the opposite. You take a drive over Swan Mountain Road from Breckenridge. Be sure to take a stroll at Sapphire Point for amazing views around Summit County, and then head towards the original base area, the stables and the Keystone golf course. From there, you have to drive through some residential streets that hug the golf course until you reach the area where the home is situated. The Keystone Resort is a family friendly ski area that has a few gondola to help spread skiers and snowboarders across three peaks and valleys that offer groomers to cruise and learn on, bump runs and challenging tree runs in The Outback. In the summer months, visitors and locals can explore the mountain on foot, on bike and for those advanced bikers there is a downhill mountain biking course to try out. Living in Keystone, Colorado What’s it like to live in Keystone? Well, you have a handful of restaurants, bars and smaller grocery stores. The bigger ones are just a short drive away in Frisco and Silverthorne, but you can find most of what you need in Keystone, or throughout Summit County. And, like the other towns, if you can’t find what you’re looking for, Denver is a relatively short drive away. But, Keystone would be a paradise of a smaller resort setting with amenities like emergency health services not too far away. A new center was built and is operational in the Dillon area, less than a half hour drive. Log Cabin Lifestyle The home feels like a true getaway with the rustic logs and expansive natural views. This charming rustic log home is everything you would imagine a legacy mountain home should be, complete with warm touches like the river stone fireplace, antler inspired decor and light hunting lodge theme. Leave a Legacy For Your Family This home is one of those special places that can be a lasting part of your family. It can be used by generations throughout the year and with the right planning and strategy, you can rent it out when the family isn’t using it. This will allow some of the expenses of a mountain home to be offset. Ask us about options for short term rental investment opportunities near the Keystone Resort that are more ski in ski out types of properties versus this set back, out of the way location. Some changes are still happening around the county and some neighborhoods have restrictions and some even have waiting lists. And, add to the fact that Keystone is the process of working out the details of becoming its own town and is moving away from Summit County government oversight. The Secret Room This house also has a fun secret room, halfway down the stairs on the left, which can be a playroom or a man cave, depending on the type of usage that works best for the family. It pulls flush against the wall and has a hidden handle to pull it shut. Outdoor Living Spaces This home has a deck outside the great room on the main level, but also has a lower level lounge that is protected by the deck above it, which makes for a private and a spot to hang out while you cool off from being in the hot tub, located a few steps away. Multiple Bedroooms for Families and Large Groups There is a primary bedroom right off the main level’s great room, and an upstairs bedroom as well as two lower level bedrooms. Rental Company Home Description I like how the rental company described the home when advertising to guests, so I’m going to include it here. It is as follows: This warm, cozy, and quiet custom log home on the edge of national forest overlooking Swan Mountain and Baldy Peak is an unbeatable place for a mountain getaway. Just over 4 miles to the Keystone ski lifts and a half-mile to Keystone Golf Course, this is a perfect blend between accessibility and quiet serenity. Giant British Columbia logs hug every room. Radiant in-floor heating and 3 gas fireplaces just add to the elements of warmth. An open concept main living area boasts soaring ceilings, large windows with a walk-out to a large wrap-around deck and Weber Grill. A floor-to-ceiling stone fireplace and stone arch in the kitchen show stones pulled from the nearby Blue River. A flat screen with cable, cozy seating, a large stocked kitchen with commercial style 6-burner gas stove, and beautiful dinning table for 8 make it a space you will never want to leave. Unless of course you are wandering up the log stairs to the entertaining loft and first en-suite…or down to the lower level with another giant entertaining room with a fireplace, flat screen, wet bar, poker table, and two more beautiful en-suites. The main-level master has its own fireplace, private deck access, and an expansive master en-suite with large jetted soaking tub, walk-in shower, walk-in closet, and double sinks. The giant wrap around deck and a new outdoor hot tub face vast open space, Swan Mountain, and Baldy Peak. The summer time offers an endless playground. Sit on one of several patios or decks with your morning coffee. Hike right out the back yard on amazing trails. Head to the stables right within the neighborhood for a Horseback ride against the backdrop of the continental divide. Swim in the neighborhood pool, or head to the in-neighborhood award wining restaurant.
