Source: The Colorado Sun, Buying frenzy slows but home prices remain sky-high in Colorado mountain towns Price Cuts in Denver and the Front Range Some say that the mountain market follows the Denver market, but I will say that sometimes that true, and other times, it does not apply. Another article from The Colorado Sun, What’s Working: More home sellers cutting for-sale price in metro Denver, Colorado Springs, gives a reference point for how much the price cuts are for the housing market. Overall, the median cuts are minimal and less than 5%. Denver and Fort Collins both were below the national average for the median size of price cuts. But both places are increasing. The median price cut in Denver was 2.7% in June, compared with 3.3% nationwide. In spring 2021, Denver’s median price cut was 2.3% while the U.S. was 2.9%. Denver was also at a historical low when it came to the number of listings with price cuts at only 6.1% of houses. Inflation and Interest Rates We all have been hearing the constant doom and gloom of the possibility of a major recession next year and the rising interest rates. However, this has yet to play out, while certain areas of the economy can be considered in a recession already. Some experts have even backtracked saying that we might have seen the worst of inflation already. While some buyers seem to know what’s going to happen with the market and seem happy to wait until the market falls, I would be leary of that. Here’s a quote that comes from Bankrate’s article, How interest rates and economic factors impact housing. Predicting the future of the real estate market is difficult even for the experts. No one really knows how things are going to change in the future.One the one hand, interest rates have risen significantly in recent months and the Fed has not done anything to make it seem like it plans to slow down. However, housing prices have spiked in the past few years, increasing by more than 30 percent since 2020.Some believe that rising rates and an economic slowdown will force prices to fall. Others insist that inflation and reduced housing supply caused by a slowdown in new construction and institutional investors buying inventory will lead to prices holding steady or continuing to rise. In fact, prices are as high as ever in areas, as another Colorado market resource said that Breckenridge PPSF is $945/House and $1,021/Condo, for the previous week, dated October 17, 2022. Prices Unlikely to Drop Significantly Another reason to believe that the Summit County Real Estate market is insulated from any major market crashes is an article titled, 2023 FORECAST: Colorado home values to increase in 14 markets, decline in two, where it says that there may actually be a 4.1% INCREASE in overall property values in the Breckenridge area. Click here to read that article. Another article titled “Think Home Prices Are Going To Fall? Think Again” explains a bit more about the throught process about why no major declines in prices will occur. “. . .we’re still well below normal levels of inventory and that’s why even with the pullback in demand, we still see house prices appreciating. While there is more inventory, it’s still not enough.” As a result, experts are projecting a more moderate rate of home price appreciation this year, which means home prices will continue rising, but at a slower pace. That doesn’t mean prices are going to fall. As Selma Hepp, Deputy Chief Economist at CoreLogic, says: “The current home price growth rate is unsustainable, and higher mortgage rates coupled with more inventory will lead to slower home price growth but unlikely declines in home prices.” Is it Still a Sellers’ Market? Patiently Waiting, or Just Living Life I’ve watched videos and read more than a few articles, and I’ve gotten the general feel that no one really knows what’s going to happen. It’s simply all speculation. Of course, you can look at big trends and some indicators that may lead to generalized actions in urban areas, but living in the mountains has taught me that those kinds of articles and videos don’t apply to the mountain communities. My opinion was recently reflected in the video from Graham Stephan, says that buyers may simply be doing the same, reading and watching, and holding off to see what happens through the beginning of the year. Then, they will know what happened with elections and which direction policy may be heading and how it could affect their assets, investments and how to move forward. 4 Reasons Why it’s Easier to Buy Now than 6 Months Ago You Have More Time To Make a Decision – Previously you had to make an offer immediately or after one showing. There are More Options – 6 months ago there was less inventory and you had to settle for what was available in the market. You Can Keep Your Contingencies – Before you likely had to remove all your contingencies for an offer to be considered, let alone accepted. Seller Credits – Previously you had to make an offer, way over asking, and you didn’t get a seller’s credit, whereas now you can possibly get credits to help with closing costs or to help bring down your interest rate. Sledding and Tubing in Summit County, CO Posted on January 12, 2022 - 1:51 pm by Stacy Sanchez Sledding Hills in Breckenridge Planning a family ski trip to vacation this winter in Breckenridge or Summit County? If so, then you’ll want to bookmark this page to make the most of your time and mix it up. What I mean is, skiing is hard work and can be tiring, so it’s good to take a day off to rest the legs, or you can visit these sledding hills before or after your time on the hill. Whatever you choose as your agenda, you’ll be pleasantly surprised at the different choices for free and paid options to sled around the county. We’re going to start with the sledding options in The Kingdom. Of course, the weekends are busier, so if you have a choice, I’d say go early or go late and expect some sleds in community “take one, leave one” type set ups, but those could all be taken or even broken, so don’t rely on those. If you’re staying at a rental property, I would ask your host if there are sleds on site to borrow, or if you’ll need to purchase your own. If you need to purchase some quickly, the small, but expensive, grocery store near the post office is the closest option. Next would be the City Market near the gondola. Over in Frisco is Walmart and in Silverthorne is Target. Equipment List Whether you go to Breck or somewhere else, your day will be much more fun if you bring the following items. BACKPACK – to carry on the hill, or just leave it in the car if it’s relatively close by to get to. SNOW CLOTHES – to wear while sliding down the hill. You’ll get hot walking back up, so a ball cap with a brim and a hooded jacket is my headwear of choice.EYE PROTECTION – to shield your eyes from UV and from flying snow when you put your feet down to slow down / steer. Goggles or sunglasses work just fine. Maybe stash a glass cleaner cloth in your pocket to wipe off snow. GLOVES OR MITTENS – to keep your hands warm. Bring an extra pair because these will probably get wet and cold.BOOTS – these should be waterproof or be prepared to have cold feet. You can wear normal shoes, but you will be more comfortable in snow specific footwear. SUNSCREEN AND LIP BALM – to protect your exposed skin from the wind and sun.SNACKS – stash any food you don’t want to freeze in an inside pocket to keep warm. THERMOS – of hot chocolate goes a long way on keeping the little warm and energized for the day. Carter Park The classic and most popular sledding hill in Breck. Find directions and more information about this option by clicking here. Bonuses for this location include a dog park, and a set of covered picnic tables and even Town-maintained bathrooms. Parking is limited so be prepared to walk from town, if you’re staying nearby, or be patient as cars come and go. We did about 8 runs before heading to this park, which was considerably less busy. We must’ve hit it just right, as it got busier as we finished up, which was close to when the ski lifts closed. Other sledding in Breckenridge – Country Boy Mine Sledding at the Country Boy Mine is also new, and is a privately owned company, and is not affiliated with the Town of Breckenridge. What they do offer looks amazing and super fun! I cannot attest to this experience, but here’s a video I found that shows what it may be like. Sledding Hills in Silverthorne – Rainbow Park Near the Silverthorne Recreation Center is Rainbow Park. In addition to a traditional playground for the kids, it has a big soccer field that turns into a nice and easy slope for sledding. Tubing at Copper Mountain Just west of Frisco, before you head up Vail Pass, is the Copper Mountain Resort. A group of soldiers from the 10th Mountain Division spread out around Colorado and helped start many of the ski areas that have blossomed into the mega resorts we enjoy today. Back then, it was a different time and many mountain people had a different way of living life. You can listen to a few of the stories in the following video from the Breckenridge Ski Resort. Above Treeline: Chapter One - The Early Days Watch this video on YouTube The History Surprisingly, there’s a connection between myself (Stacy, Dina’s husband) and Breck. Rounds and Porter, the company mentioned below is a Wichita, Kansas company. That’s where I grew up. I moved to Colorado in the summer of 1996 and Dina moved here in 1993. To me, it was funny that Wichita had played a role in the beginning of the ski area and town that I would later call home. The following excerpt is from the Breckenridge Tourism Office blog. Late 1950s – The conception of building a ski resort in Breckenridge began when Bill Rounds of the Porter and Rounds Lumber Company became interested in bringing skiing to the valley. He created an organization called the Summit County Development Corporation led by Claude Martin and Bill Starks. 1961 – After some time, Trygve Berge convinces Bill Rounds that a ski area in Breckenridge could be a good business venture. Berge helps design the ski area and layed out the trail system. The Peak 8 Ski Area opened on Dec. 16, 1961, with one Heron double chair and a midway unloading station and one short learners T-bar. Ticket prices were $4 for an adult and $2.50 for children. Attendance ranged in the neighborhood of 17,000 skiers. Opening Day We are now in the middle of a snowy stretch of early November and many skiers are attending ski swaps, and pre-season screenings of ski and snowboard flicks. This is a great time to reconnect with other kindred mountain folk, hoot and holler at the screen, as scenes from our favorite places pop up. We are also exposed to new locations and far off locales that spur the adventurous to travel in search of new experiences and new mountains to explore. We have our favorite lines on our backyard hill, and we’d be happy to show you around when you work with us. We are happy to share that the Breckenridge ski resort is opening on November 9, 2018, this Friday. Locals are treated to a seasonal coffee mug promotion at various coffee shops around town on Thursday, called Wake Up Breckenridge! If you are able to ski more than 3 or 4 days it makes financial sense to purchase a ski pass. We add on 10 days at Vail and Beaver Creek for an additional $50 dollars. If you can go only one day to either of those resorts, it’s worth it. The back bowls of Vail are unreal, and the trees at “The Beav” are amazing. Blue Sky Basin at Vail is a lot of fun too. But, in Breckenridge, we usually start off with at least one, maybe two or three top to bottom runs on Peak 8. That might differ this year, as we are getting an abundance of early season snow. Ski patrol will evaluate the runs and make sure it’s safe to open. As the season progresses, the snow makers will blow snow on the runs adjacent to what’s open and go left and right, expanding the terrain. Ski Resorts Already Open Loveland and Arapahoe Basin are already turning their chairlifts and happy skiers and snowboarders have been riding for a few weeks already. However, the winner this year was Wolf Creek Ski Area. It was the first to be able to open up. The diehards were there and can now be found in the resorts in Summit County.
