This report contains data from the different Colorado resort towns, including Telluride, Steamboat, and Aspen. Vail and Beaver Creek are usually grouped together while the towns of Summit County include Breckenridge, Copper Mountain, Dillon, Frisco, Keystone and Silverthorne. They are all situated around Dillon Reservoir, a collection of water fed by three inlets: the Blue River, the Snake River and Ten Mile Creek.

  

Land Title has compiled a 2nd quarter analysis of real estate in the mountain resort communities of Aspen (Pitkin County), Breckenridge (Summit County), Steamboat Springs (Routt County), Glenwood Springs (Garfield County), Winter Park (Grand County), and Vail (Eagle County) and Telluride (San Miguel County).

2017 Second Quarter Highlights from the Seven Counties:
• Buyer Profile: 49.64% Local, 23.24% Front Range, 26.60% Out-Of-State, 0.50% International.
• All counties saw an increase in the number of transactions compared to last year’s numbers. Pitkin had the biggest increase with 55.42%.
• Average residential price increased for all counties. Top county was San Miguel with a 39.88% increase over 2016 Q2 numbers.
• In gross volume sales, Pitkin county saw the biggest increase at 59.44%

Homes in the Breckenridge and Summit County area are lucky to have access to numerous outdoor recreation opportunities. This particular unit is up on Baldy Mountain, which is the peak opposite the ski area. So, if you’ve been skiing at Breck, the closest mountain that stands all alone is where this unit is. Properties on Baldy have access to numerous singletrack trails and even the old mining roads that criss cross the hillsides. Fields of wildflowers lie on the upper slopes as you head towards the summit, which is just below 14,000. It’s almost a “14er,” but is just shy.

Dog lovers will like this property as you can walk out the front door and find a connector trail that will lead to a trail called “Aspen Alley” that ultimately leads down to the trails near the Breckenridge Ice Rink. If you were to take it up higher, you would connect with Boreas Pass road. Afterwards, you can walk to the bus stop, and take the Free Ride transit down into town for a bite and beverage. You’re not right in town, and for some, that’s perfect.

  10. Wildlife is in abundance up here!
