Breckenridge Home For Sale: 626 Tordal Way

Breckenridge Home For Sale: 626 Tordal Way

This article is about a new Breckenridge Home For Sale: 626 Tordal Way, which is located in Tordal Estates, a neighborhood at the base of Hoosier Pass, south of Breckenridge. This area is a mix of longtime locals and second homeowners, some of which rent out their property. This lot and home sit back amongst a strand of large mature trees, some of which were felled and used in the construction of the home.

The owner-builder has created a new build, using only a few items from the original house, so this new listing is over 90% new construction. We are listing it with time to still choose and / or change proposed and planned tile and finishes throughout the home.

Mountain Living and the Colorado Outdoor Lifestyle

A family that is dreaming of a mountain home that allows an outdoor lifestyle will be hard pressed to find something more appealing than this location. Numerous trails are found in the Blue River, south Breckenridge, area including the popular east ridge route of Quandary peak (which can be seen from the home), as well as McCullough Gulch, Mohawk Lakes and the Blue River trail. Other trails can be found at the top of Hoosier Pass, or even near the Spruce Creek trailhead, which leads to the 10th Mountain Division hut, Francie’s Cabin.

Van Life and Plans for an Oversized Garage

The owner-builder has purchased architectural plans for a garage that will be included with the sale of the home. Or, with the purchase, the new owner can negotiate a timeline for the owner-builder to complete the proposed garage addition within the next year to accommodate a full-size van such as a Sprinter or other taller-than-average style of vehicle. There are some neighborhoods around Breckenridge that don’t even allow this style of van to be parked in the driveway, let alone be able to fit inside the garage itself!

Please contact us to learn more about the drawings and this home for sale in Breckenridge!

There are also plans for an upstair apartment that can be used for friends and family visiting. This allows for separate living spaces while being able to enjoy each other’s company.

The driveway is flat and the drive from Breckenridge to the property is along a flat section of highway. Only the final section approaching the home has a slight incline, whereas other properties near Breckenridge can have hard to navigate spaces. This lot actually has an upper parking section that can be used for trailers and other vehicles.

Exterior and Decks

The home has a southern and western facing deck on the main level that takes advantage of the sun and mountain views. Large ceilings with lights make for a comfortable area to entertain, create an outdoor workspace and provide shelter from the elements.

Interiors – Bedrooms and Living Spaces

The builder-owner is moving towards the final completion of the home for sale at 626 Tordal Way, and we listed it recently after the insulation and drywall were installed. This allows time for the buyers to become involved with final details and selections. Exposed metal beams and rock help create a rustic modern approach to mountain living. Large windows on the west side of the home capture the local 14er, Quandary Peak, in the distance.

Dina Sanchez, listing broker for this property, also has experience with interior design, the latest trends and how to make this home a modern livable space. She can also give suggestions on what may be done to your current home, if you are needing to sell a local property before putting in an offer for this one. She has helped numerous clients stage and successfully sell their mountain home to be able to transition into a new and better fit.

Land for Sale in Frisco, Colorado - 394 Giberson Rd.

We are happy to announce Land for Sale in Frisco, Colorado – 394 Giberson Road! This piece of property is a rare find, as there aren’t many lots left in the Town of Frisco. We are sharing this listing, which can be found by clicking here.

The Town of Frisco is located approximately 60 miles west of Denver and is serviced by I-70. Locals and visitors utilize the close highway access to travel by air at the Denver International Airport. Remote workers can plan on using this location as their home base, but will have a direct connection to a major highway that goes to Denver and east to Kansas. If you travel west, you’ll pass through Glenwood Springs and Grand Junction before crossing into Utah.

Buy Land in Summit County

Land in Frisco is extremely rare at this time, and is becoming increasingly hard to find in the more popular areas close to the resorts. Certain neighborhoods have a mix of new and older homes, but this setting is unique as it’s a ranch setting that backs to national forest. Local trails then connect to popular trails like the Lily Pad Lake Trail and can then lead you into the Gore Range.

Town of Frisco – Real Estate and Property

As you exit I-70 from the eastern most exit, you pass a private entrance to the Giberson Preserve. That’s where this property is located. It’s a quiet neighborhood with only a handful of homes. It feels quiet and like you step back in time.

However, at the end of the driveway is Highway 9 heading south to Breckenridge, a mere 9 miles away. The first set of stores you come to in Frisco include Whole Foods, Safeway and Natural Grocers. At Basecamp Liquors, you’ll have a nice selection of spirits, wine and beer. For the freshest beer however, you’ll want to head to the Outer Range Brewery.

When you have this property as your basecamp, you’ll need to sign up for the snow reports, as you’ll have the choice to go whichever resort gets the most snow! A short drive will take you to Summit County Resorts like Arapahoe Basin, Keystone, Breckenridge, and Copper Mountain. Heading a little further west and you can enjoy Ski Cooper, Vail, or Beaver Creek.

Not into downhill skiing? Each of these towns have many local trails and nordic centers that offer cross country skiing, snowshoeing and other outdoor recreation opportunities.

To get a better idea of where this piece of property is, we’ve employed the use of a drone to provide a bird’s eye view of the land. Over 160 acres and surrounding views of the Continental Divide, the Ten Mile Range, Lake Dillon and two “14ers” in the distance, Greys and Torreys. Can you spot them in the picture below?

Giberson Preserve PUD

Planned unit developments (PUDs) are site-specific zoning designations, each with its own unique set of zoning regulations, and the Giberson Preserve’s documents can be found by clicking here.

History of the Giberson Preserve

This land was once an active farm and ranch homestead, and is located in the Buffalo and Lusher Placers. This piece of land, now a conservation easement (meaning it will never be developed), spans over 160 acres of beautiful open meadows, wetlands, and forest that provides homes for the local elk population. The Gibersons took steps to develop the Preserve and allow for a small number of lots to be developed.

Frisco Real Estate in the Giberson Preserve

Home lots are spread among strands of aspen trees and sagebrush. You’re basically on the lower flanks of Buffalo Mountain, where large avalanche paths can be seen from a distance. Custom homes being built here are a rare and secret that you are now in the know about.

Families that purchase land here will have a piece of history literally outside their front door. They’ll be part of a small neighborhood and community that is not even finished being built out yet. While some homes in nearby Frisco are being remodeled, builders will have a chance to create a family dwelling unique to their own wishes and desires.

Build Your Dream Home in Summit County, Colorado

We took these ground level pictures to show the numerous aspen trees on the lot. Some will have to be brought down to build the home, but some will likely want to be preserved for privacy and for pure visual enjoyment. They will be filled with green leaves in the summer and will turn a brilliant gold in the fall. Can you visualize a home here? If so, contact us to learn more.

Homes in the Breckenridge and Summit County area are lucky to have access to numerous outdoor recreation opportunities. This particular unit is up on Baldy Mountain, which is the peak opposite the ski area. So, if you’ve been skiing at Breck, the closest mountain that stands all alone is where this unit is. Properties on Baldy have access to numerous singletrack trails and even the old mining roads that criss cross the hillsides. Fields of wildflowers lie on the upper slopes as you head towards the summit, which is just below 14,000. It’s almost a “14er,” but is just shy.

Dog lovers will like this property as you can walk out the front door and find a connector trail that will lead to a trail called “Aspen Alley” that ultimately leads down to the trails near the Breckenridge Ice Rink. If you were to take it up higher, you would connect with Boreas Pass road. Afterwards, you can walk to the bus stop, and take the Free Ride transit down into town for a bite and beverage. You’re not right in town, and for some, that’s perfect.

Here’s what the current owners had to say when we asked what they enjoyed about their home:

There are so many things that we absolutely LOVE about this property! It is such a little slice of heaven!

  1. Being able to take the bus to the mountain or town only 30 steps out our front door.
  2. We love the amount of sun we get from this unit facing south…the kitchen and living room get the sun in the morning, and the bedroom and deck get it in the afternoon
  3. We have unlimited access to bike trails right out our front door!
  4. Can walk out our front door for a stroll or hike in any direction.
  5. Only a 10-15 min drive at most to anywhere in in Breck.
  6. We have access to an alternative route around town to avoid traffic during busy times.
  7. The building is extremely quiet and we have awesome respectful neighbors.
  8. We love after a long day of work to be able to enjoy a drink on our deck looking out at the beautiful Washington mine.
  9. Unobstructed view off of deck with no other units or buildings in our site.
  10. Wildlife is in abundance up here!
