There are lots of homes being sold and bought in resort towns near the ski areas and it’s an aggressive market to say the least. You need to act sooner than later, because homes are going under contract in record breaking days. Summit County Real Estate Inventory Update Overall, the inventory is low and in the real estate community the brokers are constantly asking about anything new coming up in almost all neighborhoods. If you don’t know which neighborhood is best for you and your family, then we suggest a phone call to discuss the possibilities. We usually have an introductory phone call to discuss family goals and what your favorite outdoor pursuits are, so that we can best match those with the properties that best fit those needs. Lake Dillon When we talk to families and some tell us that they are just getting started in their search, they mention how they would like to send us a few listings to discuss with plans to see them when they come out in a few months. However, we tell them that more than likely these listings will be under contract by then. Make a plan to keep an eye on the current listings and then as families get closet to their time of visit, let us know which are the best fit for their needs. Or, we can do this for you. Just let us know which you prefer. Some owners like doing the research themselves, while others don’t want to. Real Estate Technology, Websites and Social Media Those researching real estate listings in Breckenridge may use a site called Zillow, or even Realtor.com. The problem with some of these sites is that they may not reflect current listings. Some show out of date listings that are either already closed and sold. That’s fine if you want to use them, just double check with a true realtor that can access and research the local MLS. We post to Instagram, Facebook and write these blogs (although not as frequent as our social sharing) for clients to explore images and videos related to Summit County Real Estate and properties. We also are very responsive as clients find listings online and aren’t around to see it themselves and ask for assistance. What we then do is visit the property and shoot a private walkthrough video for them. Dina will talk about the home in the video and give suggestions and feedback on the home. Hiking near Breckenridge This way, clients can get a better feel for the property versus just images. Investors are purchasing sight unseen, meaning they are closing deals without having set foot on the property. However, using today’s technology, you can gain a lot of perspectives on the homes and the neighborhood they’re in. You can use Google Earth and Street View to look around the neighborhood from a bird’s eye view. You can use a Matterport type tour to move around the home and look around. Summit County Real Esate Lots of families are exposed to the Breckenridge Ski Resort, but don’t realize how many other towns are nearby and may be a better fit. Those towns include Frisco, Copper Mountain, Dillon, Keystone and Silverthorne. Wildflower Hikes near Breckenridge, Colorado Posted on June 30, 2020 - 8:45 pm by Stacy Sanchez This post is about a few Wildflower Hikes near Breckenridge, Colorado. It’s warm and sunny these days up in the high country, and there’s even a drought like condition out there. So, be careful with backyard fires (Breck homes need a permit for fire pits now) and enjoy the summer with a few choice hikes. If you haven’t been yet, check out a sampling of Lower Cataract Lake, Shrine Ridge and Mayflower Gulch through our videos below. Lower Cataract Lake Just 16 miles north of Silverthorne is Green Mountain Reservoir and the roads that lead to the trailhead of Cataract lakes. The lower lake is enough for most people, and is a nice loop around a lake. It has a few ups and downs, but most would call it a relatively flat hike. It has some of the largest Columbine fields I’ve ever seen, and not that far into the hike. So, if you’re pressed for time, head to the left and you’ll find those within about 15-20 minutes. This is an off-the-beaten path hike, so look it up on the map,and fair warning, you’ll be out of cell service when you’re up there, but most might consider that a good thing these days! Colorado Wildflower Hike: Lower Cataract LakeWatch this video on YouTube Shrine Ridge near Vail A very popular hike, but for good reason. Parking at Vail Pass is plentiful, but you will also see all those people on the trail too. Everyone takes the same route and are generally friendly, so be patient and step to the side on tighter trail sections. Lots of big open meadows will be crossed on the way up to the higher part of the trail. Once you’ve gained the ridge, you can choose to go left or right and explore. Bring some snacks and cold beverages for a picnic. Pack a rain jacket and keep your eye on the clouds. Descend if you start to feel the wind pick up quickly and hear rumbling in the distance. Most showers pass fast, so hunker down under an umbrella and it’ll soon be over. Head down to Vail for a nice dinner, or stop in Frisco for the closest town in Summit. Either way, you’ll have lots of fun choices. Foote’s has ice cream and an outdoor space if you are craving something cold after a long, hot hike. Shrine RidgeWatch this video on YouTube Mayflower Gulch near Copper Mountain On the way towards Leadville from Copper Mountain is a superb hidden valley called Mayflower Gulch. It’s literally the backside of the mountain range that includes the Breckenridge Ski Resort and some even ski here in the winter. But, in the summer, a nice walk on a road brings you to a set of dilapidated cabins and roads and trails continue if you’re motivated. Most turn around at the cabins, but we recommend bringing some snacks and going higher up and to the right. There you’ll gain the ridge and will be able to look at the magnificent Gore Range in the distance. Afterwards, head up to Leadville for lunch or dinner, or back down to Summit County and choose from one of the many craft breweries like Angry James in Silverthorne, or Outer Range in Frisco. Other classics include Dillon Dam Brewery, the Breckenridge Brewery and Broken Compass.
